Nick Forss, Principal

Mr. Forss has a wide variety of experience ranging from banking to commercial real estate lending to investing in and privately lending on real estate. The first 15 years of his career primarily consisted of working in the banking industry. Prior to leaving the banking industry, his last role was as a Regional Manager with Bank of The West. During his banking career he fed his entrepreneurial spirit by making some direct and passive investments in real estate.

Since leaving the banking industry he has focused on cultivating relationships in the real estate community in the markets he has experience in. He has experience investing in industrial, retail, office, and multi-family properties. Additionally, he has invested in SFR for short and long term holds.

Out of high school, Nick joined the Army and then went to Arizona State where he graduated Magna Cum Laude and got degrees in Finance and Marketing. He completed as master’s degree at Denver University in Real Estate and Construction Management.

Garrod Moltz, Partner

Mr. Moltz graduated with a degree in finance and real estate from the University of Denver in 2009. He began his business career working at a Denver-based private bank which caters to high net worth individuals. Shortly after starting with the private bank, Mr. Moltz realized the numerous real estate investment opportunities in the Denver market and purchased his first investment townhome which has since tripled in value. While at the bank he underwrote over $300MM of residential and commercial transactions. Following this underwriting position, he transitioned to a lending role where he helped clients structure their financing needs, and eventually moved into a wealth planning role where he could help clients with efficient wealth transfer planning techniques.

After realizing how under-valued real estate was in the Phoenix area, Mr. Moltz and his partner Mr. Forss started to acquire single-family homes in 2010 for close to 1/4th of replacement cost, returning over 28% per year. After selling one portfolio of properties to a REIT, they acquired several more with friends and family and those have since doubled in value.

Following the acquisition of these properties, Strategic Funding Partnership, LLC and Equity Partnership Holdings, LLC were established.

Mr. Moltz is a Colorado native who is passionate about experiencing the outdoors and everything nature has to offer. He also serves on the Young Professionals Board of Project C.U.R.E.
