Nick Forss, Principal

Mr. Forss has a wide variety of experience ranging from banking to commercial real estate lending to investing in and privately lending on real estate. The first 15 years of his career primarily consisted of working in the banking industry. Prior to leaving the banking industry, his last role was as a Regional Manager with Bank of The West. During his banking career he fed his entrepreneurial spirit by making some direct and passive investments in real estate.

Since leaving the banking industry he has focused on cultivating relationships in the real estate community in the markets he has experience in. He has experience investing in industrial, retail, office, and multi-family properties. Additionally, he has invested in SFR for short and long term holds.

Out of high school, Nick joined the Army and then went to Arizona State where he graduated Magna Cum Laude and got degrees in Finance and Marketing. He completed as master’s degree at Denver University in Real Estate and Construction Management.

Garrod Moltz, Principal

Mr. Moltz graduated with a degree in finance and real estate from the University of Denver in 2009. He then took a position as an analyst with a private bank headquartered in Denver, CO. While at the bank, he underwrote over $300MM of residential and commercial transactions. Some of these transactions were originated by Mr. Forss as a lender and that is how they originally met. While working for the bank, Mr. Moltz realized the numerous real estate investment opportunities in the Denver market and started to acquire residential properties.

After building equity within his personal portfolio and becoming aware of how undervalued real estate was in the Phoenix market, Mr. Moltz partnered with Mr. Forss to acquire single-family homes in 2010 for a fraction of replacement cost. These homes returned over 28% per year. Following the sale of their first portfolio of properties to a national REIT, they acquired several more homes with close friends and family. Those homes doubled and tripled in value over the following years.

As the real estate market in Phoenix and Denver stabilized, EPH turned their attention to high yielding strategically located assets within other undervalued markets. This includes syndicating over 20 commercial real estate transactions across the United States and originating millions of dollars of financing.

Mr. Moltz is a PADI certified Dive Master and enjoys exploring new destinations and everything nature has to offer. He’s actively involved with Project C.U.R.E and has been on multiple PhilanthroTravel trips with the organization. He lives in Denver with his incredibly supportive wife, Nicole, and their Goldendoodle pup, Dexter.
