Nick Forss

Principal


  • About Nick

    Mr. Forss has a wide variety of experience ranging from banking to commercial real estate lending to investing in and privately lending on commercial real estate. Since leaving the banking industry he has focused on cultivating relationships in the real estate community in a variety of markets where we believe have good investment opportunities. He has experience investing in industrial, retail, office, and multi-family properties.


    Out of high school, Mr. Forss joined the Army and then went to Arizona State where he graduated Magna Cum Laude and got degrees in Finance and Marketing. He completed a master’s degree at Denver University in Real Estate and Construction Management. In 2008 he switched his primary focus from banking to real estate investments. He worked with Ledo Capital Group and acquired several institutional industrial assets in Phoenix and Southern California. He partnered with Garrod Moltz and began acquiring residential real estate in Phoenix, AZ. From that point they have expanded investments into 9 different states and 11 markets.


    Mr. Forss is married with three children ages 6, 10, and 20. He has always loved being involved with coaching his kids’ activities. Over the years, he has volunteered with a number of different organizations working with children with disabilities. In 2017, he started Colorado Miss Amazing geared toward building confidence and providing opportunities for girls and women with disabilities. Currently, he is involved with and an investor of One Hope, which is a wine company that donates a portion of proceeds to a variety of charitable causes.

Garrod Moltz

  • About Garrod

    Garrod Moltz has always been passionate about real estate investment and finding hidden value in different markets and asset types. He founded EPH with Nick Forss in 2010 to acquire homes in Arizona at a fraction of replacement cost. They methodically continued to acquire homes before selling a majority to a REIT. Following the sale, they completed numerous 1031 exchanges into larger commercial assets while growing their pool of investors. Fast forward to the present day, EPH has grown to six team members, close to 2,000 multifamily units under management between 25 deals, in more than 6 states, and close to 200 investors.


    Prior to EPH, Mr. Moltz was Vice President at a well-respected private bank located in Denver, Colorado. He helped his clients with everything from financing commercial real estate to estate planning. Originally, he was a credit analyst with the bank from 2009-2010 which taught him a lot about investment underwiring and risk management. Throughout The Great Recession, he had firsthand experience with deal restructuring and loan workouts. This experience was invaluable when it came to analyzing investments for EPH and mitigating risks.


    Mr. Moltz graduated from the University of Denver in 2009 with a degree in Finance/Real Estate and minored in Leadership Studies completing the Pioneer Leadership Program. He’s actively been involved with numerous non-profit organizations such as Project C.U.R.E (board member), Junior Achievement, and Young Americans. He’s a PADI certified Divemaster and enjoys traveling while photographing new places. 

Scott Koethe

  • About Scott

    Mr. Koethe has an extensive background in all aspects of commercial real estate and has been investing in commercial real estate and a commercial investment broker since 2007. Mr. Koethe is a licensed real estate professional in California, Nebraska and Iowa. 


    Prior to joining EPH , Scott was a Director of Investment Sales with Cushman & Wakefield in the Midwest, covering all asset classes, giving him a broad understanding of the unique deal aspects across all real estate sectors. In 2015, he received his Certified Commercial Investment Member (CCIM)


    designation in order to broaden his industry experience. CCIM’s have completed advanced coursework in financial and market analysis and are recognized as leading experts in commercial investment real estate. In 2017, Scott started focusing exclusively on multifamily investment sales and since then he has closed over 3,000 apartment units with transactions totaling over 350,000,000 and has been recognized as a CoStar Power Broker.


    Scott graduated from the University of Nebraska – Lincoln in 2003 with a Bachelor of Science in Business Administration. While at Nebraska he was a three-year letterman on the Husker Football Team, earning a Big 12 Championship and a spot on the Big 12 commissioner's honor roll. 


    Originally from the Pacific Northwest, Scott and his wife Julie live in Huntington Beach, where they share their home with their two bossy little girls, Olive – 10 and Ruby – 6, and their chubby baby boy Oscar – 3.

Erin Rooney

Principal, Director of Property Management


  • About Erin

    Ms. Rooney has been invested in commercial real estate since 2001.  After graduating with a degree in finance and real estate from the University of Northern Iowa, Erin went on to pursue a career in commercial lending in 2002. Erin’s career advanced from underwriting and analytics to lending over the course of her 15-year tenure in banking.  In 2018, Erin switched focus and her career into commercial brokerage, where she is currently licensed in SD, IA and NE. In 2022, Erin received her Certified Commercial Investment Member (CCIM) designation in order to broaden industry experience through commercial and multifamily investing.


    In 2020, Erin also started investing real estate personally from single family flips, rental projects, retail strip center and self-storage units. All investments in her portfolio have been primarily based in the Midwest.   


    Erin and her husband Chad live in South Dakota, and share five children ages 13, 15, 16, 19 and 20. Erin enjoys golfing, attending sporting events and boating on the Missouri in her free time.

Sean Dudley

Partner, Director of EPH Capital

    Mr. Dudley holds the position of Partner at EPH Capital, LLC. In this capacity, he assumes the responsibility for originating and structuring debt and equity opportunities nationwide, playing a pivotal role in the continuous development of the firm’s debt and equity division. Throughout his career, he has garnered extensive expertise across diverse asset classes, including multifamily, residential, single tenant net lease, industrial, retail, hospitality, and owner-user properties. His adeptness in fostering and sustaining valuable relationships extends to a variety of funding sources, encompassing national, regional, and local entities, agency lenders, commercial banks, private and public funds, and more. With his extensive experience in structuring, negotiating, and successfully closing sophisticated transactions, Sean has provided guidance and secured financing for real estate transactions exceeding a value of $1 billion. His unparalleled market knowledge serves as a catalyst for identifying and capitalizing on lucrative pricing and structural strategies for his clients.


    Before joining EPH, Sean served as a Managing Director at a well-respected west coast bank, where he demonstrated exceptional leadership and expertise in the financial sector. Sean's keen insight into market trends and dedication to fostering strong client relationships further enhances his value as a key asset to the Equity Partnership Holdings team.


    Currently residing in Huntington Beach, CA with wife Rebecca, Sean balances his professional achievements with a fulfilling personal life. Beyond his impressive financial career, Sean is passionate about giving back to the community. He is actively involved with several non profit organizations, where his dedication to making a positive impact shines through.

Julie Koethe

CFO


  • About Julie

    Julie started her career in workers’ comp insurance operating in various roles throughout her twelve years in the industry, including controller.  Julie also served in the investment industry for seven years as the chief financial officer and chief compliance officer of a start-up investment advisory firm which managed eleven 1940-act mutual funds.   In this role, she managed the private placement offer to secure the firm’s initial investment as well as developed and implemented the firm’s finance, administration, mutual fund operation and compliance systems.  

    Julie graduated with Highest Distinction from Nebraska Wesleyan University with a Bachelor of Science in Business Administration and Emphasis in Accounting.


    Julie resides in Huntington Beach with her husband Scott and three amazing children, Olive, Ruby and Oscar.

Brian Hey

Principal, CEO of Encore Property Management


  • About Brian

    Mr. Hey graduated from the University of Mississippi Business School with a degree in Business and Finance in May of 2006 and secondarily from the UofM Patterson School of accountancy in December of 2006.  He immediately went to work with KPMG in their audit department in January of 2007 where he began to work with a variety of clients ranging from smaller non-profits to Fortune 500 companies.  During his 5 year tenure at KPMG he completed his CPA certification and began the drudgery of his journey through the Charter Financial Analyst certification.  Mr. Hey left the audit world in 2010 for the exciting world of bond sale and research.  There he spent his time working with banking clients helping to manager their bond portfolios for risk and return and completed his CFA journey in 2012. 


    Looking to build on his extracurricular experience as a single-family rental owner/operator Mr. Hey left the bond world and joined the Multi-Family industry joining an existing property management company in 2018 as their CFO.  During his tenure with that firm, he found himself touching all aspects of the firm and bringing what was a legacy owner operator into the modern world of 3rd party management.  That role included modernizing the accounting and operating software and systems as well as delving into the rapidly changing landscape of ancillary technologies that have begun to touch resident lives and the management process.   


    Mr. Hey was originally from Jackson, MS born and raised but has now called Memphis, TN his home since 2007.  He lives there with his lovely wife Diana Clair and his two beautiful daughters Britton (4) and Catherine (1)
